Dear Ballard Place Owner/Resident:
Welcome to Ballard Place Condominiums, a unique addition to Seattle's Ballard neighborhood. Ballard Place strives for excellence in management and operation. The Ballard Place Condominium Association, Board of Directors, Management Company, and owners are dedicated to assuring that Ballard Place is a pleasant community and an enjoyable home for each resident. The Board has prepared and approved this manual for presentation to all owners/ residents as an informative guide to understanding the operation of the Association and to help each resident achieve the fullest enjoyment of life at Ballard Place.
The Ballard Place Condominium Association is a non-profit incorporated association made up of individual homeowners owning units in Ballard Place. The Association was formed in 2004. The homeowners elect two members of the Board of Directors each year pursuant to the Declaration that governs the Ballard Place Condominium Association.
There are three documents governing Ballard Place: the Declaration, the By-laws, and the Rules and Regulations, each of which outlines owner and resident responsibilities in detail. This manual is intended to highlight the most common issues in the Declaration and Bylaws. However, nothing in this handbook is intended to modify these recorded documents. Specific sections are noted for easy reference in the governing documents and to explain the rules and policies not included in them. Rules and Regulations are attached; they can be modified by a majority vote of the Board of Directors.
This Manual was developed to help you get to know the building, its operations and policies. We hope this manual meets your needs. Your comments and suggestions, offered to any Board Member or presented at any Board meeting, will be appreciated and will receive careful consideration. Upon Board approval, suggestions will be incorporated into future manual revisions.
